Forest Lodge, nestled within Windsor Great Park, is set to become a deeply meaningful place for the Prince and Princess of Wales as they begin a new chapter in family life. Royal experts say the home reflects Kate’s desire to keep things “real” and grounded — even behind palace walls.
While every new year brings fresh beginnings, 2026 will mark an especially significant turning point for Kate Middleton. Not only will Prince George be starting senior school, but it will also be the first full year the Wales family spends in their new residence, Forest Lodge.
The impressive eight-bedroom Georgian mansion is being described as the family’s “forever home” and represents a major upgrade from their previous four-bedroom Adelaide Cottage. Located in Windsor Great Park, the move comes at a hopeful moment, as Kate’s health continues to improve following her cancer treatment. The new home offers the chance to create joyful memories and leave behind one of the most challenging periods of the couple’s lives.
Royal commentator Katie Nicholl believes the move symbolises renewal. “After a very difficult two years, the family are ready to embrace a new chapter,” she explains. “Forest Lodge represents a fresh start — a chance to move forward and focus on the future.”
News of the relocation first emerged in August 2025, when it was revealed that William and Kate planned to move just four miles from Adelaide Cottage into the much larger Forest Lodge. Though close in distance, the difference in scale is dramatic. The Grade II listed property dates back to the 1770s and is surrounded by woodland, complete with a long sweeping driveway, tennis court, and even a ballroom.
Photographs taken during renovations in the early 2000s highlight the home’s historic charm, including marble fireplaces, vaulted ceilings, grand hallways, and intricate plasterwork.
Owned by the Crown Estate, Forest Lodge is reportedly valued at around £16 million. Rather than purchasing it, William and Kate are understood to be renting the property, with estimates suggesting monthly costs could exceed £15,000.
“Forest Lodge is clearly a long-term home for them,” Nicholl says. “Adelaide Cottage was never intended to be permanent. With three growing children, they needed more space — and this house provides that.”
Privacy has been a major priority. The home sits in a secluded part of Windsor Great Park, with newly installed gates, advanced CCTV systems, tall wooden fencing, and additional trees to shield the family from view. An exclusion zone spanning roughly 150 acres has also been established to further protect their privacy.
Despite its peaceful, countryside setting, Forest Lodge remains conveniently located — less than an hour from Bucklebury Manor, where Kate’s parents live, just four miles from the children’s school, Lambrook, and within easy reach of Kensington Palace in London.
Before moving in, William and Kate funded extensive renovations themselves, including new windows, doors, and the removal of some internal walls to better suit family living. And while the property is undeniably grand, experts say Kate’s approach to interior design is refreshingly understated.
“Kate has a very defined style,” Nicholl tells OK!. “It’s classic yet contemporary, with soft, neutral tones. Just like her wardrobe, her interiors reflect timeless elegance rather than extravagance.”
